1. General Policies

1. Bookings

For confirmation of the booking, it’s necessary the payment of the first night. The remaining can be payed at check in.
The invoice will be sent by email at check out.
Breakfast is always included in the rate.

2. Cancelations

Cancelations with 7 days or less to check in date, have no refund of the deposit. With 8 or more days, we will return 100% of the money paid.

Azen reserves the right to cancel any reservation in which case a full refund will be made.
Any kind of changes of the reservation will be subject to confirmation and availability.

3. Reception

Check in: between 4pm and 9pm
Check out: until 11am

Arrivals outside check in hours need to be announced ahead and late check in have an extra fee.

At check in its mandatory the presentation of an ID or Passport for each guest.

We are obliged to collect Sintra Touristic Tax, which is 1€ per person per night, up to a maximum of 3 consecutive nights and guests under 13 yo are exempt.
*Starting on the 1st of January 2021 and until further notice, the touristic tax wont be charged to guests due to Covid-19.

4. Breakfast

It’s included in all rates.
With Covid-19, there is no Buffet, a previous selection of items and serving hours has to be made.

5. Extra Beds

0 to 2 yo: no extra cost. With no previous requirement, we cant guarantee cots available
3 to 7 yo: 15€ per night
From 8 above, regular rate.

All kids need to be included and communicated of their stay. Even if sharing bed with parents.
Not all bedrooms suit extra beds or cots.

The supplements and extra beds aren’t included on the final sum and need to be paid, at check in.

6. Utilisation rules

– Smoking is forbidden in all indoor areas
– Pets are not allowed
– Clients don’t have access to the kitchen
– At our Honesty Bar, there is a fridge where guests can store their snacks and there is also a microwave available
– Since we are in a protected area, the fire pit outside can’t be turned on during summer time, as a measure of precaution of fires
– Each guest is responsible for their belongings, Azen is not responsible for any loss or damage to the Costumer personal belongings
– Free WIFI access all over the house
– Any damages made by the Costumer at Azen property must be charged to the same at check out time.

7. Extra services

Surf classes/Surf rental
Bike rental
Rope climbing courses
Romantic Packs

All extra services need to be requested in advance.

7. Cleaning

All bedrooms are cleaned upon request, due to Covid-19.
All areas are cleaned daily.

3. Rental Conditions

  • Azen has bicycles, tennis gear and surf equipment for rent when the equipment is available
  • The Costumer must deliver the equipment as soon as the period of rental is expired, and is responsible for its good use and good conditions
  • Equipments in bad shape, broken or delivered after the period of rental, must pay a extra fee, the appropriate amount depends on the case
  • Failure to deliver the rented equipment, will be the subject of criminal complaint for theft against the practice of civil responsibility of the contract between the parties.
  • In case of theft the Customer shall submit a criminal complaint immediately and is responsible for the payment of its value.
  • The Customer is responsible to have his/her own insurance covering personal accident which can accrue during use of rented equipment from Azen leaving the full responsibility to the client.
  • For cases not covered by these rules, the parties shall be governed by applicable law.
